Del Mar East real estate lies east of the 5 freeway, north of Sorrento Valley Road, east of Camino Del Sur Road and south of Via de La Valle and it does not include the Rancho Santa Fe area.
The great majority of detached single family homes in Del Mar East lie within master plan communities ranging from early 80’s builds to modern construction. Condominiums are more likely to be found closer to the 5 freeway. As you may suspect, the first developments were built closer to the 5 freeway on the westernmost land and other developments sprouted eastward as time passed on.

Although much of Del Mar east is filled with master-planned communities, the overall density of the area in no way damages living privacy or traffic in the area. The most open views are located near the Overlook Park along High Bluff Drive, but generally the homes in Del Mar East do not have large landscape or ocean views.
